Damien advises on the acquisition, disposal, letting and funding of commercial properties. He plays a leading role in the firm’s affordable housing service, focused on structuring finance for new projects, with recent work including housing and community use schemes in London and Milton Keynes.  He has developed a particular specialism in innovative funding solutions in his chosen sphere.

Work Highlights

  • Acting for a PLC on a JV scheme with a London borough which utilised private bond finance to acquire and develop high quality accommodation for the homeless in the borough
  • Acting for a Plc client on the development of new build student accommodation and the acquisition of existing stock including the negotiation of rental guarantee mechanisms and capital expenditure agreements
  • Acting on the structuring and transactional documentation of a 200-unit affordable housing development across three sites in South Wales delivered entirely without grant subsidy
  • Advising a PLC on the leasing of several large portfolios of housing stock acquired by an institutional investor including documenting an involved occupancy based rent review formula
  • Advising on the transfer of the underlying property assets used in the Ministry of Defence accommodation portfolio following the award of the housing management services contract to Acuity’s client
  • Advising on the acquisition of a several thousand unit portfolio of housing stock between housing associations following HCA compulsion
  • Acting on the management leasing arrangements on a portfolio of 200 housing units with a registered provider of social housing in a London borough
  • Advising on new build extra care developments including liaising with local authorities on the terms of the nomination agreements and mitigation of void risks
  • Acting on two multi-million pound retail and commercial forward funded investment acquisitions managed by Aberdeen Asset Management on behalf of West Sussex County Council
  • Acting for a provider of education and support facilities for adults with learning disabilities in  the acquisition and development of their property portfolio covering both residential and extra care
  • Advising a Welsh local authority on the development of a general needs and extra care development on two former school sites with a registered social housing development partner
  • Acting for Cadwyn Housing Association on its acquisition of development sites for the construction of affordable housing


Damien was educated at Bristol University, Cambridge University, and Cardiff Law School. After working in the commercial property team at Capital Law he joined Acuity in 2006.
